Recently, investor Ramond Holdings has released a sales policy and information about the selling price of Hanoi Signature apartments (formerly known as D’. Palais de Louis). It is known that since its launch in 2012, apartments here have been offered for sale at prices up to 145 million VND/sqm.
Last April, Tan Hoang Minh’s D’. Palais de Louis project officially changed its name to Hanoi Signature, the takeover unit is Ramond Holdings – a completely new enterprise in the real estate market in Vietnam.
The project is located at No. 06 Nguyen Van Huyen, Cau Giay District, Hanoi and started construction at the end of 2009. The building is 27 floors high and 4 basements, including 242 luxury apartments with areas ranging from 113 – 240sqm, with 2-3 bedrooms being built on a land area of 4.791sqm.
Launched on the market in 2012, D’.Palais de Louis apartment was offered for sale at a price of up to 145 million VND/sqm, equivalent to about 13-27 billion VND per apartment. However, due to schedule delays, the investor had to return the entire deposit to the customer.
After “changing ownership”, Ramond Holdings has released a sales policy and information about the selling price of apartments at Hanoi Signature. Accordingly, the investor will begin accepting reservations from May 18 to June 18 or until further notice. Each booking requires a minimum of 100 million VND/unit. It is expected that on June 19, the apartment will be assembled and customers will need to deposit 300 million VND into the investor’s account.
There are 3 forms of apartment handover: With the rough handover package, there are about 30 apartments priced from 97 – 180 million VND/sqm; Basic handover has about 70 apartments priced at 145 – 198 million VND/sqm; Completed handover has 140 units priced at 140 – 219 million VND/sqm. The apartment handover time is expected to be in the second quarter of 2025, with a total red book.
Regarding sales policy, the first 50 customers will receive free car parking space (worth 750 million VND); Free management fee and parking service fee for 10 years; 0% interest bank payment for 24-36 months; Payment schedule is divided into 8 installments.
Surveying prices at apartments located near Hanoi Signature, the high-end apartment project H9CT1 located in the Starlake area at the time of opening for sale in 2019 had a feverish price of up to 60-70 million VND/sqm. However, on the current secondary market, it is being offered for sale at a price of 100 – 125 million VND/sqm.
Han Jardin high-end project (Diplomatic Corps area) when opened for sale in 2023, the project has a price of 65 – 95 million VND/sqm, the transfer price has now also increased to 80 – 120 million VND/m2 from high-end to duplex.
Another high-end project like Heritage West Lake, on the primary market, the investor’s selling price at the time of opening for duplex products was about 192 million VND/m2, up to now it has reached 220 – 260 VND. million VND/m2. Not far away, another high-end project, Endless Skyline West Lake, by investor Phenikaa, is also being offered for sale at prices ranging from 87 to 110 million VND/m2.
In general, apartments located near Hanoi Signature have quite high prices. However, Hanoi Signature’s apartments are considered not too high compared to the location and design of the building, according to a broker.
