You get a mature compound and West Lake location without paying for rooms you do not need.

The Family Sweet Spot: Around 110–150 sqm

This is where Golden Westlake becomes particularly competitive.

Current market listings show 2-bedroom residences around 113–117 sqm at approximately VND 18–26 million/month, while 3-bedroom apartments around 128–150 sqm commonly sit around the mid-VND-20-million range depending on interior and view.

Think about what that means.

A couple with one child can have two bedrooms and more than 110 sqm.

A family requiring three bedrooms can find 128–150 sqm without immediately moving into premium luxury pricing.

A high-quality floor plan.

A large balcony you will actually use.

A responsive landlord.

I would be less willing to pay a major premium simply because the landlord bought a new sofa.
