And unlike several newer luxury projects around West Lake, it rarely tries to overwhelm you with spectacle.

At 395 Lac Long Quan, directly along the western side of West Lake, Watermark offers something increasingly rare in Hanoi: a relatively small residential building where the lake, rather than the development itself, remains the main attraction.

For tenants looking for a Watermark Westlake apartment for rent, that distinction matters.

You are not really choosing a “lifestyle complex.”

You are choosing a home beside West Lake.

And after living in Hanoi for a while, those are not always the same thing.

Why Watermark Still Works More Than a Decade After It Was Built

Watermark is not a new development.

The project was completed in the middle of the last decade, and that gives it an interesting position in today's Tay Ho rental market.

Newer buildings naturally win on novelty.

Watermark competes differently.

Refico, the developer, records the project at 128 residences and approximately 20,799 sqm of gross floor area. The company's own description focuses on modern design while preserving the character of living beside West Lake.

Historical project information describes a 19-storey tower, with apartments from one to four bedrooms and just four penthouses. Architectural design was undertaken by Aedas, with Coteccons as contractor and international consultants involved in project and engineering work.

That scale is important.

128 apartments is not tiny.

But compared with projects containing several hundred or several thousand homes, it creates a noticeably different residential rhythm.

There is less of a “city within a city” feeling.

More of a building where people simply come home.

The Best Amenity at Watermark Is Not Inside the Building

It is outside the window.

Watermark occupies the western shore of West Lake, and the project's architecture was designed around that relationship with the water. Earlier project material even described the form as inspired by a sail catching the wind.

For renters, however, architectural language matters less than what you actually see from the sofa.

A genuine West Lake view changes the apartment.

Morning light changes.

The weather becomes visible.

The lake looks different in summer rain, winter haze and clear autumn sunlight.

And because the surrounding area includes substantial low-rise neighbourhoods, some higher apartments can feel surprisingly open.

This is why I would never value a Watermark apartment from floor area alone.

A 100 sqm apartment facing away from the lake and a 100 sqm apartment with a broad West Lake view may technically offer the same number of square metres.

They do not offer the same home.

Watermark Is Really Four Different Rental Products

The usual way to describe a project is by bedroom count.

At Watermark, I think it is more useful to think in terms of how the apartment will actually be used.

The Compact Lake Base

The smallest units begin around the low-50 sqm range.

Savills' historical project information lists standard residences from approximately 51 sqm, while Jackie Realtor currently has a 53 sqm one-bedroom apartment advertised at approximately USD 500/month.

For one person, this can make Watermark surprisingly accessible.

You get a proper condominium environment, pool and gym access, West Lake proximity and a full one-bedroom layout without needing the budget associated with newer ultra-luxury projects.

It makes sense for consultants, teachers, professionals living alone or anyone who would rather spend money on location than unused rooms.

The “Just Right” Watermark Apartment

For many couples and small families, the most interesting part of the market is 2 bedrooms.

Jackie's current inventory includes:

  • 78 sqm at around USD 750–1,100/month
  • 98 sqm at approximately USD 750/month
  • 103 sqm at approximately USD 1,200/month
  • 107 sqm around USD 800–1,200/month depending on the apartment.

That is a remarkably broad range.

And it tells you why generic statements such as “Watermark 2BR costs $1,000” are not particularly useful.

The real questions are:

Which floor?
Which view?
What furniture?
How recently was it renovated?
And what is included in the rent?

One Jackie 103 sqm apartment at USD 1,200, for example, currently includes management fees and internet.

That matters when comparing two apparently similar asking prices.

The Family Lake Home

Watermark's 3-bedroom inventory is where the building starts to feel much more substantial.

Jackie Realtor currently shows examples including:

  • 120 sqm – around USD 1,100/month
  • 128 sqm – around USD 1,100/month
  • 141 sqm – around USD 1,000/month
  • 155 sqm – around USD 2,100/month.

Meanwhile, the Vietnamese September 2026 market currently shows examples such as 120 sqm around VND 20 million, 125 sqm around VND 28–30 million, and 128 sqm around VND 32 million/month.

That spread is not a mistake.

It reflects the fact that Watermark apartments have now passed through different ownership, renovation and furnishing cycles.

One owner may have kept the original interior.

Another may have completely renovated.

That makes the individual unit more important than the building brochure.

Then There Is the 200 sqm Question

Watermark also has a very different premium segment.

The original project included larger homes and four penthouses, with historical project data showing penthouses ranging approximately 190–378 sqm.

Jackie Realtor currently lists an approximately 200 sqm, 3-bedroom residence at USD 4,000/month.

At that price, you are no longer comparing Watermark with ordinary 3-bedroom apartments.

You are comparing it with premium Tay Ho residences, large D' Le Roi Soleil units, Heritage West Lake and even selected villas.

The decision therefore changes.

The question becomes less about bedrooms and more about:

Do I want apartment convenience or villa-style space?

That is a very different rental search.

Batdongsan.com.vn currently reports a broader Vietnamese-market project range of roughly VND 16–33.9 million/month for mainstream listings, with 2BR averages around VND 15.75–20 million and 3BR around VND 26–31.76 million in its project data.

These are asking prices, not guaranteed transaction prices.

The Most Expensive Watermark Apartment Is Not Automatically the Best

This is where Watermark becomes interesting for tenants.

Because the building has been occupied for many years, the interior quality varies dramatically.

A cheaper apartment may simply have older furniture.

That can be fine.

A more expensive one may have new appliances, better lighting, custom storage and a renovated kitchen.

That can also make sense.

But sometimes the premium is mostly the landlord's expectation.

You should therefore separate permanent value from replaceable value.

Permanent value:

  • Floor
  • Orientation
  • Direct lake view
  • Corner position
  • Layout
  • Natural light

Replaceable value:

  • Sofa
  • Dining table
  • Television
  • Curtains
  • Mattress
  • Decorative furniture

Do not pay a huge premium for something the landlord can replace in one afternoon.

A Building Does Not Need 80 Amenities to Be Comfortable

Watermark's facility list is relatively straightforward.

The building provides a swimming pool, gym, reception/security, underground parking and supporting commercial or service facilities. Historical Savills material also references restaurant, café and retail components.

That sounds modest compared with some new developments.

But Watermark has an advantage those amenity lists sometimes overlook:

the surrounding city is already built.

Lac Long Quan gives residents direct access towards Vo Chi Cong, Hoang Quoc Viet, Starlake, Ciputra and the airport corridor.

Jackie's own Watermark listing estimates around seven minutes to the Korean Embassy, ten minutes to Lotte Mall West Lake and approximately 25 minutes to Noi Bai Airport, depending on traffic.

The building does not need to recreate an entire city inside its podium.

What Watermark Does Better Than Many Newer Projects

It feels settled.

That may sound like a small point.

It is not.

You know how the building operates.

The neighbourhood already exists.

There is no question of whether half the neighbouring apartments will still be under interior construction next month.

The trees outside are not renderings.

The lake view is not based on a future master plan.

For long-term tenants, there is value in knowing what you are actually moving into.

What Newer Projects May Do Better

This is also important.

Watermark is not the answer for every tenant.

If you want brand-new architecture, extensive resort facilities and the newest apartment finishes, Heritage West Lake may feel more compelling.

If you want a huge choice of compact modern units, D' El Dorado may offer more inventory.

If you want an established Quang An social lifestyle right outside the door, D' Le Roi Soleil places you closer to Xuan Dieu.

And if you want a large master-planned environment, Starlake or Ciputra offer something Watermark does not try to provide.

Watermark's appeal is narrower.

But for the right tenant, it is very clear:

space, lake views, reasonable density and a quieter residential atmosphere.

Watermark vs Heritage West Lake

These two buildings make an especially interesting comparison because both sit on the western side of West Lake.

Heritage is newer, more architectural and much more overtly luxurious.

Its flagship residences offer private lift lobbies and an extensive rooftop amenity program.

Watermark is simpler.

But its 2-bedroom and 3-bedroom homes can offer significantly lower entry rents while retaining genuine lake-view potential.

Someone prioritising privacy and premium new-build quality may choose Heritage.

Someone prioritising space and value beside the same lake may find Watermark more rational.

Who Should Put Watermark on Their Viewing List?

I would seriously consider Watermark for:

Couples who want more apartment space than newer compact projects provide.

Small families who need 2–3 bedrooms but still want West Lake nearby.

Professionals working around Starlake, Cau Giay or western Hanoi.

Korean expatriates needing access towards the embassy and western business districts.

Frequent travellers who value the northern airport route.

And perhaps most importantly:

People who like West Lake but do not need their building to constantly remind them that it is luxurious.

The Watermark Viewing Checklist

If I were viewing several Watermark apartments in one afternoon, I would compare them in this order:

1. View — direct lake, partial lake or city?

2. Natural light — especially living room and master bedroom.

3. Noise — check with balcony/windows open.

4. Interior age — kitchen, bathroom, flooring and air conditioning matter more than decorative furniture.

5. Included costs — management fee, internet and parking can change the true monthly cost.

6. Landlord quality — ask what happens when an appliance fails.

7. Rent last.

Why rent last?

Because only after you understand the apartment can you understand whether the asking price is good.
