Some notices when buying a house in Hanoi in particular and Vietnam in general for foreigners
- Foreigners who are individuals must have a valid passport and visa stamped by the Immigration Department and not eligible for diplomatic privileges and immunities. As for enterprises, they must have an investment certificate or papers related to their permission to operate in Vietnam, issued by a competent Vietnamese state agency, which remains valid at the time of signing the house purchase or rental contract.
- Foreign organizations and individuals permitted to enter Vietnam may purchase, rent-purchase, receive a donation, inheritance and own no more than 30% of the number of apartments in an apartment building if the house is a private house. If oddly, in an area with a population equivalent to that of a ward-level administrative unit, it is allowed to buy, rent-purchase, receive a donation, inherit and own no more than 250 houses. In addition, a foreign individual is entitled to own a house for up to 50 years from the date of issuance of the Certificate and can be extended further if required; particularly in cases where a foreign individual marries a Vietnamese citizen or a Vietnamese residing in the country, he/she may own a stable, long-term house.
